The Most Expensive Suburbs on the Northern Beaches: 2026 Price Guide
Clontarf is the most expensive suburb on the Lower Northern Beaches, with a median house price of about $5.7 million. Manly is next at around $5 million, then Balgowlah Heights at $4.35 million and Fairlight at about $4.2 million. Across the whole Northern Beaches, only a few small pockets near the northern tip of the peninsula, led by Whale Beach, sit higher.
Those are medians, though, and a median only tells you so much. In suburbs this small, a handful of big sales can move the number by hundreds of thousands of dollars in a year. So below is the full ranking for the lower beaches, plus what your money actually buys at each level.
Lower Northern Beaches House Prices, Ranked
These figures cover house sales in the 12 months to June 2026.
| Rank | Suburb | Median house price | 12-month change | Houses sold |
|---|---|---|---|---|
| 1 | Clontarf | $5,725,000 | +20.2% | 24 |
| 2 | Manly | $5,000,000 | +12.0% | 57 |
| 3 | Balgowlah Heights | $4,350,000 | -2.5% | 41 |
| 4 | Fairlight | $4,225,000 | +21.2% | 42 |
| 5 | Balgowlah | $3,850,000 | +10.6% | 73 |
| 6 | Seaforth | $3,725,000 | -0.7% | 95 |
| 7 | North Balgowlah | $3,400,000 | +4.0% | 43 |
| 8 | Manly Vale | $2,850,000 | +1.4% | 37 |
A few things stand out. Fairlight and Clontarf both jumped by more than 20 per cent, while Balgowlah Heights and Seaforth went slightly backwards. That doesn't mean Seaforth homes lost value. Seaforth had the most house sales of any suburb on the list, and that mix included plenty of homes in the $2 million to $4 million range. In September 2026 alone, homes in Seaforth sold for anything from about $2 million to $8.15 million.

What About the Rest of the Northern Beaches?
If you widen the lens to the whole Northern Beaches council area, the top of the list changes a little. Whale Beach had a median house price of around $7.05 million over the same period, although that's from just 11 sales. Palm Beach sat at about $5.6 million.
So the most expensive pockets of the Northern Beaches sit at each end of the peninsula: the harbour suburbs around Clontarf and Manly in the south, and the Pittwater beaches in the far north. Many of the suburbs in between, such as Dee Why and Mona Vale, sit closer to the $2.5 million to $3 million mark.
Is Manly the Posh Part of Sydney?
By price, Manly is firmly in Sydney's premium bracket. A median house price of $5 million is more than three times Sydney's median home price. Beachfront homes regularly trade well above $10 million, and in September 2026 a four-bedroom ground-floor apartment on North Steyne sold for $10.2 million.
But "posh" isn't quite the word most locals would use. Manly is a beach suburb first. Most people live in apartments (there were 333 unit sales in the same 12 months, compared with 57 house sales), the Corso is busy with visitors every weekend, and thongs are perfectly acceptable at most cafés. The money is real. The attitude is relaxed.
What Each Price Bracket Actually Buys
A median price is useful for comparing suburbs. When you're buying, it helps more to know what's available at your budget. Here's a rough guide based on recent sales across the lower beaches.
Under $1.5 million
This is apartment territory. A one or two-bedroom unit in Balgowlah or Manly Vale, or a smaller apartment in Manly or Fairlight. Recent Balgowlah examples include a unit on Sydney Road at $760,000 and an apartment on Bentley Street at $1.225 million.
$1.5 million to $3 million
Larger apartments with views or a beach address, and entry-level houses in Manly Vale, North Balgowlah and parts of Seaforth. Houses at this level usually need some work, sit on smaller blocks or face a busy road. A house on Lodge Street, Balgowlah sold for $2.93 million in September.
$3 million to $5 million
The heart of the family house market in Balgowlah, Seaforth, North Balgowlah and Balgowlah Heights. Expect a renovated or well-kept four-bedroom home, often with a pool or district views at the upper end. September sales at this level included Balgowlah homes at $3.9 million and $4.6 million, and a Balgowlah Heights home on Woodland Street at $3.57 million.
$5 million to $8 million
Prestige family homes. Think harbour views in Seaforth and Balgowlah Heights, larger blocks in Clontarf, or a quality house close to the beach in Manly or Fairlight. A Balgowlah Heights home on Adelaide Street sold for $5.48 million in September, and a home on Seaforth Crescent for $6.22 million.
$8 million and up
Waterfront, absolute beachfront and the very best view positions. Results at this level reset each suburb's benchmark. A Seaforth home on Gurney Crescent sold for $8.15 million in September, a Balgowlah Heights home on Tutus Street sold for more than $12 million in December 2025, and a Clontarf waterfront estate was reported at $20.5 million.
Why Prices Are So High Here
It comes down to geography and supply. The lower beaches are boxed in by the harbour, the ocean and national park, so there's very little room for new houses. Every year there are fewer freestanding homes, not more. Add strong school catchments, a fast ferry to Circular Quay in about 20 minutes and a lifestyle people rarely want to leave, and you get suburbs where good homes are tightly held for decades.
Thinking of Buying or Selling?
Rankings change every quarter, and the right price for any one home depends on its street, its outlook and what has sold nearby. You can browse our recent sales across the lower beaches or explore our local suburb guides for more on each area, including Clontarf and Manly.
