Balgowlah Suburb Guide: Schools, Transport, Price Brackets and Who It Suits
Balgowlah is a relaxed, family-friendly suburb about 12 kilometres from the Sydney CBD, between Manly and Seaforth. It has a village shopping strip on Sydney Road, a quiet harbour foreshore at North Harbour, good schools and a mix of houses and apartments. It suits families, downsizers and first-home buyers alike, which is rare on the lower beaches.
Our office is on Wanganella Street in Balgowlah, and we've been selling and leasing homes here for more than 30 years. Here's what living in Balgowlah is really like.
Is Balgowlah a Good Suburb?
Yes. Balgowlah gives you most of the Manly lifestyle without the crowds. You're a short bus ride from the beach and the ferry, and you can walk to shops, cafés and parks. It also has a wider range of homes than its neighbours, from older apartments under $1 million to family homes above $5 million.
The name is said to come from an Aboriginal word meaning "north harbour", a nod to the suburb's position on the harbour.
The Village and Shops
Sydney Road is the heart of Balgowlah. The village strip has cafés, restaurants, specialty shops and services, and it's where locals meet for a coffee on a Saturday morning. Around the corner on Condamine Street there's a full shopping centre with supermarkets, fashion and food, plus larger homewares and hardware stores nearby.
For a bigger night out, Manly's restaurants and bars are only a few minutes away.
Parks, Beaches and the Outdoors
Balgowlah's harbour side is one of its best-kept secrets:
- North Harbour Reserve has a playground, basketball court, picnic areas and harbour views, and it's on the Manly Scenic Walkway.
- Forty Baskets Beach is a small harbour beach with a swimming enclosure, perfect for families.
- The Manly Scenic Walkway follows the foreshore from Manly around to The Spit.
- LM Graham Reserve has sports fields and an off-leash dog area.
Golfers are well served too, with two golf courses in and around the suburb.
Schools
Balgowlah's family appeal comes down to its schools. Schools that serve the area include:
- Manly West Public School
- Balgowlah Heights Public School
- St Cecilia's Catholic Primary School
- Northern Beaches Secondary College Balgowlah Boys Campus
- Northern Beaches Secondary College Mackellar Girls Campus
- Northern Beaches Secondary College Manly Campus (selective)
- Northern Beaches Secondary College Freshwater Senior Campus (Years 11 and 12)
Catchments follow street boundaries, not suburb names, and they can change. Before you buy, check the exact address with the NSW Department of Education school finder.
Transport
- Buses to the city. Buses along Sydney Road run to the CBD, helped by dedicated transit lanes on the way in.
- Ferry from Manly. A short bus trip takes you to Manly Wharf, where the fast ferry reaches Circular Quay in about 20 minutes.
- B-Line. The B-Line stop at neighbouring Manly Vale has a commuter car park and frequent services to the city.
- Free community bus. The council's free Hop, Skip and Jump bus now runs a single Manly route, with its interchange at the Balgowlah shopping centre.
By car, the city is usually 30 to 45 minutes away outside peak hours.
Balgowlah vs Balgowlah Heights vs North Balgowlah
The three suburbs share a postcode (2093), but they feel quite different.
| Balgowlah | Balgowlah Heights | North Balgowlah | |
|---|---|---|---|
| Median house price | $3,850,000 | $4,350,000 | $3,400,000 |
| Median unit price | $1,525,000 | n/a | n/a |
| Houses sold | 73 | 41 | 43 |
| Character | Village shops, mix of houses and units | Almost all freestanding homes, harbour views | Quiet streets, bushland, family homes |
| Nearby nature | North Harbour, Forty Baskets Beach | Dobroyd Head, Tania Park | Manly Dam |
12 months to June 2026. "n/a" means too few unit sales for a reliable median.
Balgowlah is the most varied of the three, with apartments on and around Sydney Road and family homes on the leafy streets towards the harbour. It suits almost anyone.
Balgowlah Heights sits on a ridge about 80 metres above the water, and nearly every home is a freestanding house, many with harbour views. It's quieter and more exclusive, with a small set of local shops and Sydney Harbour National Park on its doorstep. Expect to pay more.
North Balgowlah is greener and more suburban, with Manly Dam close by for swimming, kayaking and bushwalking, and its own primary school. Houses here sold faster than anywhere else on the lower beaches over the past year, averaging just 18 days on market.
