What Has Been Selling

Over the last four weeks, there have been some very good sales in the area, though fewer than you would expect for this time of the year. There were two sales in Seaforth over $8,000,000, both selling before the scheduled auction date, and a 4 bedroom ground floor apartment on the beach at 1/79-80 North Steyne, Manly, sold for $10,200,000.

Looking at the results, it seems that the majority of the sales are either entry-priced homes for each suburb that need TLC or well-presented, renovated premium homes that offer either great finishes, views or large blocks of land that make them unique. The buyers for these tend to be younger families needing more space and wanting a home that they can grow into in the first instance, and prestige buyers who are not as affected by higher interest rates and are looking for unique or renovated properties for their family home or dwellings to downsize into.

The middle part of the market appears to be struggling and I feel it is the most sensitive to the increased cost of living pressures. Below are the September sales in Seaforth, Balgowlah and Balgowlah Heights, sold by all agencies.

As the water warms up, more people are back in the ocean swimming. I’m doing the Manly to Shelly Beach swim on Sunday. The previous Sunday morning, there was a pod of dolphins just off the point at Manly. We are so lucky to live in such a wonderful part of Sydney.
