Spring is just around the corner

Winter has almost come to an end and buyers and sellers are hoping there is more activity in the real estate market in Spring. What has characterised the last four or so months is the lack of property for sale and a lack of buyer enquires on properties. Home-loan demand has plunged with the Commonwealth Bank recording a 15% decline in applications since the May budget. The Australian Bureau of Statistics says there have been 8.6% fewer investors looking to borrow in the three months to June 30 compared to the previous quarter. Both highlight the change in buyer confidence. Counter to this some buyers we are speaking to now are worried about the lack of choice and are hoping for more property listings to arrive in Spring.

 

Traditionally there is a big increase in the amount of properties coming on to the market in September and October. Unfortunately it appears that for 2026 that won’t be the case. Many people that were potential sellers are in no rush to move and are happy to wait 18 to 24 months to see if prices improve after the 10% decline we have had this year. This will create shortages in the amount of homes for sale which helps keep pricing stable to match the reduced buyer pool. As always well priced, located and presented properties with a consistent sales plan are still selling well.
