Real Estate Sales

Each morning we get a list of properties sold, new ones for sale and properties withdrawn from sale from a data information service. It covers Seaforth down to Manly. We love it as it makes it very easy to stay up to speed with what is happening in the market.

One thing that has stood out in the last month is the huge number of properties that have been withdrawn from sale -18 in total.In the same time frame there were only 59 sales from Manly up to Seaforth. So from a total of 75 properties sold and withdrawn, 21% have been withdrawn and not sold. I find this interesting as the number is as high as I can remember and points to people that are not getting the price they want to sell at are happy not to sell and wait until the market improves.

This reduces the number of properties for sale offering less choice for buyers and keep prices firm in the medium term. The other interesting thing is the majority - like 90% of the properties that have been taken off the market are in the mid to premium price range. All the smaller apartments and entry level homes are selling well.
