Northern Beaches Real Estate Update

This is our last Blog for the year, so a big thank you once again to all our customers, the people who have referred us new clients, and our friends locally who have helped us achieve another record year. Below is a snapshot of the number of sales in 2025 vs 2024, along with the median sale price (via PriceFinder.com.au). The results were not what I was expecting to see.

I was surprised that the median sale price increased in both Seaforth and Balgowlah Heights, as we are seeing a softer market for mid-range houses. However, looking further into the data, it shows that 2025 had a significantly higher number of premium, high-end sales - such as 15 Tutus St, Balgowlah Heights, which sold for $12,025,000 last weekend.

In Manly, the median was lower, likely reflecting a slower prestige apartment market and a very strong market under $1,500,000 driven by the first home buyer government guarantee.
