Housing Models

I have a good friend who has always been passionate about prefabricated housing models and making the residential building process more efficient. Over the last 25 years productivity has improved significantly in most industries – think phone technology, so why has the house building model not improved? I speak to people regularly about their building experience – the feedback is that the planning and building can go on for 3 or 4 years in some instances and the costs are prohibitive.

Yesterday I caught up with him and 2 of his colleagues. He now works for Rawson Homes which is owned by Daiwa House a multinational Japanese building company. They are actively looking at how to improve the building process. At present they are building 19 homes in North Western Sydney, which is not unusual in itself, however the goal is to have them all built and ready to be moved into in less than 90 days. They are doing this not through pre fabrication (which would improve the process further), but rather through improving the accuracy of the design and plans as well as improving the scheduling of trades. 
Now imagine if your new home could be built in a time frame like this. The cost savings would be huge with less holding costs, both renting elsewhere and interest costs and less labour costs because it is quicker. Looking at a bigger picture cheaper home building costs mean cheaper homes, so more accessibility for people to buy into the housing market.  Isn’t that something to think about!
