Some properties we have newly started to manage have been leased at 25% below market value. Once they started working with us we increased the rent for the owners. Also did you know that leasing out in Winter results in a 10% lower return than in the warmer months of the year? We always aim to have leases expire between Spring and Easter to maximise your return. At Guildea we also reduce the risk with insurance, fire, smoke detectors, tribunal and paperwork compliance. We are proactive on emergency repairs, we also offer our advice on improvements that add to the saleable value and rental returns for your property.
